How it Works for Home Buyers

Our innovative ground lease model is designed to help home buyers purchase the home they want for around 25% off the fair market value.

Instead of buying the entire property, we help home buyers save money by splitting the land and the house into two separate legal structures and the home buyer only has to buy the house. The land is then exclusively leased to the homeowner for a minimum of 99-years.

The homeowner has the full and exclusive use of the land, just like any homeowner, in return for a clear and transparent rent payment. This gives the homeowner certainty as to the amount of rent and excludes any unexpected rent surprises.

The homeowner can extend the lease another 99-years or sell the home at anytime.

ACQUIRE

The home buyer identifies the home they want to buy. The home buyer will need to qualify for a loan that is around 75% of the home value.

SPLIT

We split the home into two legal and separate assets – the Land and the Improvements (house).

THE HOUSE

The home buyer owns the Improvements (house) on the property. The house is purchased using a well established loan called a leasehold mortgage.

THE LAND

Our investor partners retain ownership of the land and the land is leased exclusively to the home buyer for a minimum of 99-years.
